Landlord FAQ

Fees, terms and owner duties, stated before signing

A definition list of the questions owners raise first. Each answer is carried into the written scope, so nothing is agreed verbally.

What does the monthly fee cover?
Listing preparation, photography coordination, calendar and availability updates, guest messaging from templates you approve, and the month-end occupancy report. The rate itself is quoted in writing per apartment.
What is excluded from scope?
Utilities, repairs, cleaning consumables, insurance, tax filings, guest registration and building compliance. These stay with you as the owner and are listed as exclusions in the contract.
Contract term and notice
An initial three-month term, then month to month. Either side ends it with 30 days written notice; keys, credentials and calendar access are returned within five working days.
Who sets the nightly rate?
You approve every base rate and seasonal floor. We recommend adjustments from the occupancy figures in your report, but a rate change only takes effect once you confirm it in writing.
How fast is availability updated?
Bookings and blocks are entered the same working day. Owner stay requests are honoured when calendar notices reach us at least 24 hours ahead.
What must the owner keep current?
Short-stay registration, tax status, safety certificates and any building permission for rentals. We ask for copies at onboarding and on each renewal; we do not verify or file them on your behalf.

Full scope sits in fees and terms. Report contents are set out on the reporting page, and open questions can go to the request form.

Scope request

Send the apartment details and we return a written scope.

We reply within one business day with the work listed: listing preparation, property photography, availability updates, and the month-end occupancy report. No booking or income guarantees are offered.
